‘The Heights’ is a traditional Lakeland farmstead, believed to date back to the 17th century and comprises five existing buildings, with various planning consents already in place.

It includes a farmhouse with planning for a substantial detached farmhouse, and a barn with consent for conversion to form three holiday cottages and associated stables.

Meanwhile, The Heights cottage and barn has planning approval to convert to form two dwellings, with local occupancy restrictions. A self contained farm building has recently been completed and is utilised as a store.

In total Eddisons has attracted 53 lots for its sale at the Premier Inn, Trafford Park, starting at 12:30pm. It is the first day of a two day sale which also includes a date in Leeds and will see a total of 112 lots go under the hammer.

Other highlights include a major freehold retail investment and a former Church in Bacup.

The tenanted retail unit is currently let to Martin McColl Ltd for 20 years from 2014, at an annual rent of £25,000. The guide price is £360,000 plus.

The former Waterbarn Baptist Church and community centre along with the adjoining cricket ground and pavilion are also going under the hammer on the instructions of the Joint LPA Receivers. The guide price is £50,000 plus.

Elsewhere, a vacant former car sales site in Liverpool, with planning consent for four retail units and associated parking, is guided at £225,000 plus.

Residential stock includes two part-tenanted properties in the Cheetham Hill area of Manchester, both of which generate income of £5,208 per annum. They are being offered individually at guides of £80,000 plus.

Tony Webber, Director and Auctioneer at Eddisons said: ‘We have assembled a varied catalogue which should offer something for everyone.

‘With the general economy showing further signs of improvements and traditional investments offering meagre returns, I expect investors to continue targeting the auction room which is great news for vendors looking for a quick sale.’

The full catalogue is available to view on-line at www.eddisons.com/auctions.
