YBS Commercial opens top rates to all landlords

Portfolio landlords can now borrow from £500k up to £20m on the same pricing.

YBS Commercial Mortgages has removed product tiering across its buy-to-let, commercial investment and business owner-occupier ranges, with changes taking effect immediately. The lender said the move follows the launch last week of new two-year fixed rates across its buy-to-let range and aims to simplify its overall offering.

By removing tiers, the lender now offers the same rates to landlords and investors regardless of loan size or structure. The change applies across core product lines and opens up pricing that was previously limited to larger loans.

Under the revised structure, portfolio landlords borrowing between £500k and £20m can access a five-year fixed rate priced at 4.10% up to 65% LTV, with a 5% fee. That rate had previously been reserved for loans of £750k and above.

What the changes mean in practice:

no product tiering across buy-to-let, commercial investment and owner-occupier ranges

the same rates available across different borrowing sizes and needs

wider access to five-year fixed pricing previously limited to higher loan amounts

The lender said the decision reflects a focus on consistency and clarity at a time when landlords and investors are weighing funding options carefully.

"This also allows us to retain our position in the market, demonstrating our continued commitment to supporting investors, portfolio landlords and the commercial sector as a whole."

YBS Commercial said the changes are designed to make its products easier to navigate while maintaining competitive pricing across a broad range of borrowing scenarios.
