SDKA launches first bridge to term facility after record profits

The lender reported turnover growth of more than 15% and gross profit above 18%, reaching £4.7m.

Bridging lender SDKA has launched its first bridge to term product as the business looks to build on growth achieved during a record financial year.

The new facility is available on loans secured against residential and semi-commercial properties. It runs for 36 months, beginning with a 12-month bridge at 1% monthly interest, followed by a two-year term at 0.875% monthly interest.

Loans of up to £300,000 are eligible under the product. No valuation is required when switching to the term stage, and no arrangement fee is applied at the point of changeover. Brokers will receive payment at the origination of the loan, with an additional 0.5% once the term element begins.

The launch comes after SDKA reported growth across its key measures for the year ending March 2025, supported by its funder base. Turnover rose by more than 15%, while gross profit increased by above 18% to exceed £4.7m. In challenging market conditions, this translated into pre-tax profits of £3.7m, with results attributed to strong origination and quality underwriting.

The past year also brought a record number of completions, with an average loan size of £260,000. Loan values ranged from £34,100 to £3.75m.

Breakdown of completions showed:

49% secured on residential properties

26% on commercial properties

25% on mixed-use properties

Most loans were introduced by brokers, though direct and repeat customers also contributed a portion of applications.
