PM Data Services has upgraded Genie, its buy-to-let mortgage sourcing platform for UK brokers, so the system holds each landlord’s complete portfolio and considers all of it every time it sources. The platform now looks beyond the property being mortgaged, and a case can run from the landlord’s portfolio to an evidenced recommendation, then on to the next remortgage, in one place.
Company ownership is driving much of the complexity. Hamptons’ analysis of Companies House data shows nearly 67,000 buy-to-let companies were set up in 2025, a record, and more than 443,000 were active by the end of the year, almost five times the number in 2016. Around 75% of new buy-to-let purchases now go through a company.
Lender appetite varies for limited companies and LLPs, their directors and the portfolios they hold, so getting ownership wrong in buy-to-let mortgage sourcing means recommending the wrong lender. Genie imports companies and LLPs straight from Companies House with their directors matched to applicants.
What the upgrade adds to buy-to-let mortgage sourcing
Client Portfolios is a CRM record that holds each landlord’s properties with value, rent, mortgage and LTV, and whether each is owned personally or through a company. Find Mortgages opens a search already filled in from those records, with a dated snapshot of what the search used.
Built-in Evidence of Research turns a search into a permanent record of the criteria, ranked products and every lender’s outcome, and produces a compliance PDF and client summary. Every mortgaged property with a deal end date also joins a remortgage follow-up queue, due six months ahead by default.
“Buy-to-let brokers want one place for the whole case, not a different system for every stage of it,” said Angus Stewart, chief executive and founder of PM Data Services.
“With this release, Genie becomes the place where the whole case lives: the landlord’s portfolio, a search that explains every lender’s answer, a compliance file that writes itself as you work, and the reminder that brings the client back when their deal ends.
"With more landlords buying through companies every year, sourcing those cases correctly is vital, and Genie’s technology is built to handle the criteria that come with them. It is a big step forward for Genie, and it changes what brokers should expect from their sourcing tools. Less admin, more advice.”
