Work has already begun to clear the site, off Cocker Mill Lane in Cowlishaw, which will eventually feature 201 new homes and five acres of green space, including a new orchard.

North of Oldham, the 25-acre development will overlook a neighbouring golf course and provide natural and landscaped areas for homeowners to enjoy within its boundaries.

Claire Jarvis, managing director for Redrow Lancashire, said: “Our new development will provide a better way for people to live, with homes of a high quality being built alongside green areas where residents can spend time outdoors. These natural spaces will include a community orchard as well as a pond and other habitats where native wildlife can thrive. New footpaths will also link the properties to neighbouring fields and woodland, while a tree-lined boulevard will run through the centre of the development.

“Our homebuyers have told us they also prioritise private outdoor space, particularly post-pandemic, so many of the homes will be detached with gardens and driveways.”

Planning consultants Ryan and May managed the reserved matters planning application on Redrow’s behalf, which also includes 21 two and three-bedroom affordable properties.

All the new homes will hail from Redrow’s Arts and Crafts inspired Heritage Collection, in a range of three to five-bedroom designs from 1,081 sq ft to 1,855 sq ft.

Claire added: “We’ve seen high demand for our homes at both of our recent ventures in Oldham and the area is continuing to see a property boom, with average selling prices up 12% up on last year and 20% up on 2019, according to Rightmove.

“Its popularity is no surprise given the area is so well connected, being close to both the M60 and M62, making it convenient for commuters to nearby towns and cities.

“We look forward to launching sales later this year and welcoming our first homeowners in 2023.”
