Specialist prime property finance company, CapitalRise has announced it has completed a £6.3m loan to facilitate the enfranchisement of a prestigious townhouse in the heart of Mayfair. The deal was introduced via real estate debt adviser Amy Griffiths, director at Colliers.

Situated on one of the most sought-after areas in Prime Central London, South Audley Street, Mayfair, the renowned townhouse was originally built in 1736 and is the largest of this row. It is a stunning Grade II listed property set over lower ground, ground, and four upper floors, encompassing 10,707sq.ft. currently arranged as two residential apartments and office space. It also features a private garden, one of Mayfair’s three "secret gardens", which adds to its unique allure.

CapitalRise's funding will support the purchase of the freehold title, and during the loan term, the sponsor aims to secure planning and listed building consents to transform the property into a prime residential scheme. Although the property currently offers both office space and residential accommodation, the planned scheme will enhance its appeal as an exclusive residential asset in the heart of Mayfair.

The completion of this deal reinforces CapitalRise’s commitment to meeting the high demand for property finance it is seeing in the market. The firm’s ability to serve this part of the market was recently bolstered further by the signing of a new £30m funding line with a well-known bank, which is dedicated specifically to bridging loans.

This strategic move enables CapitalRise to continue providing tailored financial solutions for Prime Central London properties, with multiple other deals in the pipeline.
