Avamore Capital has completed a £611k ground-up development finance facility, supporting a borrower in progressing their development plans through close collaboration between brokers, underwriters, and solicitors.
The transaction ran smoothly across all parties, with the broker playing a central role in maintaining deal momentum. Clear communication between stakeholders helped drive a swift turnaround, and the collective effort produced an efficient, positive working process.
The main complication centred on a rights-of-way issue. Solicitors on both sides worked through the matter in detail, putting appropriate protections in place to mitigate potential risk while keeping the transaction on track for the borrower's preferred completion date.
"This transaction really highlighted the value of having the right professionals around the table," said George Poole, relationship manager at Avamore Capital (pictured).
"The broker was proactive throughout, and there was a strong level of engagement across all parties, which helped keep progress moving at pace. It was a pleasure working alongside teams who were equally committed to achieving the borrower's target completion date."
Anna Zhabotynska, underwriter at Avamore Capital, echoed that assessment. "The rights of way matter required detailed review and close coordination to ensure the appropriate safeguards were in place," she said.
"The collaborative approach from both legal teams was instrumental in resolving the issue efficiently, allowing us to support the deal while ensuring all considerations were thoroughly addressed."
