Mixed portfolio refinance across PBSA, HMOs and semi-commercial wraps in three weeks

The £22m transaction completed just three weeks after HTB issued offers, despite involving multiple property types, several parties and a co-lender.

Hampshire Trust Bank (HTB) has completed £22m of lending across a mixed property portfolio in Nottingham, three weeks after issuing offers.

The specialist bank structured two 10-year facilities to refinance existing borrowing and raise additional capital against a portfolio comprising purpose-built student accommodation (PBSA), HMOs and semi-commercial property. The transaction formed part of a wider refinancing that involved a second specialist lender and represented a new client relationship for HTB.

Given the scale of the portfolio and the number of parties involved, HTB front-loaded the preparation. Underwriting and valuation assessments were completed early in the process, legal instructions were issued ahead of schedule, and the HTB team visited the properties and met those responsible for running the portfolio. That groundwork kept all parties aligned to a single completion timetable.

Graphene Funding directors Tom Bamber and Jack Poxon introduced the deal. HTB's side was handled by regional account director Wes Baker, Stephen Mettler and Melanie Franks, with Arch Law acting on the legal side.

"Large portfolio transactions can involve a lot of moving parts, particularly when you have different property types and several parties all working towards the same completion," said Baker (pictured).

"For us, the important thing is getting into the detail early and making sure the right people are involved from the start. That allows us to make decisions quickly, keep things moving and give the broker a clear view of what is needed.

"Scale and complexity should not have to mean a slow process. This was £22m of lending completed three weeks after offer, and it shows what a specialist team can deliver when everyone is working towards the same outcome."

Andrea Glasgow, sales director, specialist mortgages at Hampshire Trust Bank, pointed to the growing complexity facing professional landlords managing larger portfolios.

"There is a lot more complexity in the market now, particularly for professional landlords with larger portfolios. Refinancing is rarely just about replacing one facility with another. Borrowers are looking at how assets are structured, where they want to release capital and how their funding needs to support the next stage of the portfolio.

"For brokers, that makes certainty and access to the right expertise increasingly important. They need lenders that can understand the whole picture, not just look at individual properties in isolation.

"This was a substantial transaction, but it is exactly the kind of case where a specialist approach should make a difference. £22m completed three weeks after offer is a strong result and shows what can be achieved when the lender has the experience, appetite and structure to support more complex portfolio lending."
