Allsop raised £38m at its September residential auction, selling 146 lots at a success rate of 72%.
Demand was strongest for income-producing assets and properties with development or asset management potential, though well-located residential stock also attracted competitive bidding from both private and professional buyers across a range of lot types and locations.
Among the highest-value sales was a freehold building comprising 12 flats at Elsdale House, Elsdale Street, Hackney, which sold for £2.77m. A part-built development opportunity at Rathgar Avenue, West Ealing sold for £1.85m. Regional stock also performed, with Jayden House in Middlesbrough achieving £1.42m.
The auction took place against a backdrop of elevated borrowing costs and cautious investor sentiment. Buyers, however, remained active where assets were priced to reflect current conditions.
"We are pleased with the outcome of our September auction, which raised £38 million and saw 146 lots successfully sold," said Jimmy Bruce, partner and residential auctioneer at Allsop.
"These results were achieved against a backdrop of continued economic uncertainty, elevated borrowing costs and more cautious investor sentiment. In that context, a 72% success rate is a positive result and demonstrates that demand remains strong for well-priced assets across the UK.
"Competitive bidding was evident throughout the sale, particularly for income-producing investments and value-add opportunities, highlighting that buyers remain active despite wider market headwinds. Whilst purchasers are increasingly selective, quality stock offered at realistic price levels continues to attract significant interest."
Allsop's next residential auction is scheduled for 21 and 22 October.
