Allsop raises £40m at first commercial auction of the year

Eleven properties sold for more than £1m, with six exceeding £2m.

Allsop raised £40m at its February commercial auction after selling 52 lots at an 87% success rate, marking a strong opening to its 2026 programme of dedicated commercial sales.

The highest-value transaction was a leisure investment in Sheffield that sold for £4.3m. The leasehold property occupies a prominent island site in the city centre and provides more than 41,000 sq ft of space. Tenants include Wagamama, Pho and Zizzi.

Overall, 11 of the 52 lots achieved prices above £1m, with six exceeding £2m. The average lot size reached £771,000, while retail assets accounted for 54% of the total value raised.

Regional properties made a significant contribution to the auction’s outcome. A total of 27 lots were sold outside London and the South East, generating £19.1m and underlining continued investor appetite for opportunities across the wider UK market.

Several individual lots attracted notable levels of interest, including Lot 10, Hartlepool, Cleveland, a modern supermarket let to Farmfoods Ltd on a new 10-year lease with no breaks, sold for circa £1.35m at a 7% net initial yield.

Lot 11, Eastbourne, East Sussex, also saw a lot of interest. The retail warehouse and trade counter let to UK Plumbing Supplies Limited on a new 10-year lease, sold for £2.42m at a 6.07% net initial yield.

And Lot 16, Maidstone, Kent, a town-centre mixed-use investment of 16,353 sq ft comprising a restaurant, hairdresser and 13 flats, sold for £2.55m at a 9.02% net initial yield.

Alex Neil, commercial auction partner at Allsop, commented on the results of the sale. “The result of our February sale indicates a positive uptick in buyer sentiment as we kick off the 2026 auction cycle,” said Neil. “Competitive bidding on the day led to some very strong prices being achieved. This positive result bodes well for the remainder of the year, where we believe confidence will improve further still.”

Allsop will hold its next commercial auction as a live-streamed event on Tuesday 24 March.
