As today is St Georges Day, a day to celebrate English national pride and tradition, eXp UK analysed sold price records from the Land Registry for homes to have sold over the last 12 months across St George related road names and how the value of these properties has changed over the last four years.
The research shows that whilst the presence of a St George’s Cross may be a potential deterrent to homebuyers, we remain a nation of patriots when it comes to the roads we live on.
The average sold price of homes on roads with St George on the name has averaged £660,000 over the last 12 months - that’s 126% higher than the wider average across England.
What’s more, house prices across St George related road names have increased by a staggering 168% when compared to four years ago, whilst during the same period, the wider average house price for England has increased by just 16%.
Other St George’s Day related road names to carry a premium in the current market include roads with sword in the name (+24%), England (+15%) and church (+4.6%).
However, not all St George’s Day road names are home to higher house prices than the national average, with roads containing dragon (-5.7%), knight (-15%) and shield (-18%) coming in with a more affordable price tag.
“The St George’s Cross has been a subject of great debate in recent years and it’s even been claimed that it can act as a deterrent to homebuyers should you be flying it from your home when looking to sell," explained Head of eXp UK, Adam Day.
"However," he adds, "It certainly seems as though the nation’s homebuyers remain a patriotic bunch, where their road names are concerned, at least.
"In fact, over the last four years, property prices across St George related roads have increased at a phenomenal rate, far outpacing the wider national average, with the average property now commanding a substantial premium.
"That’s certainly something to feel proud about this St George’s Day if you happen to live on such a street.”
