Specialist lender Roma Finance has expanded its long-term buy-to-let proposition with new two-year fixed buy-to-let rates, which sit alongside its existing five-year variable offering. The launch, effective today, strengthens the lender’s longer-term lending capability and gives brokers and borrowers more choice when arranging property finance.

The extension builds on Roma’s current buy-to-let range and sits alongside its commercial and semi-commercial mortgages, as the business develops a broader funding proposition for professional property investors. Combined with its bridging and development finance expertise, the products give customers more opportunities to work with Roma as their funding needs change over time.

Buy-to-let rates and criteria

The range now offers two and five-year fixed-rate products, with terms of up to 25 years and lending up to 75% loan-to-value (LTV). Loans run from £75,000 to £2m, with total individual exposure of up to £3m.

Standard buy-to-let rates start from 5.89% for two-year fixes and 6.59% for five-year fixes, both with a 5% product fee. Lower-fee alternatives are also available, including selected products with a 0% product fee. For specialist properties, including houses in multiple occupation (HMOs) and multi-unit freehold blocks (MUFBs), rates start from 6.69% for two-year fixes and 6.79% for five-year fixes, with product fees of 3% or 5%.

The new products work as stand-alone options, but they can also give investors and developers who use Roma and their broker for bridging and development loans certainty of exit. The launch further develops Roma’s Customer for Life proposition.

“We see long-term lending as an important part of Roma’s future growth,” said Michael Allison, commercial director of Roma Finance (pictured).

“So far, our reputation has come from our performance and service in the bridging and development finance arena, but we see the expansion of our mortgage proposition, building on our expertise and creating a more connected offering, as being vital to our future success.

“For brokers, the value is in having a lending partner they can return to as their customers’ needs change, rather than having to start a new relationship with a different lender at every stage. That’s what Customer for Life means to us. It’s not simply about the finance we provide today, but about the relationships we build and how we continue to provide clarity, consistency and trusted support at every stage of the property journey.

“Adding two-year fixed-rate options to our existing five-year buy-to-let variable offering is another step in that development. Alongside our commercial and semi-commercial mortgages, it strengthens the long-term side of our business and gives us a broader platform to build on.”
