Reapit and Goodlord partner to streamline tenant onboarding under new rules

PropTech firms Reapit and Goodlord have formed a strategic partnership to help letting agents manage tenant onboarding more accurately at a time of heightened regulatory scrutiny.

Reapit and Goodlord have signed a strategic partnership aimed at helping letting agents manage tenant onboarding more accurately, at a time when the Renters' Rights Act has placed compliance under sharper scrutiny.

The tie-up brings Goodlord's referencing, compliance, and insurance services into Reapit's platform, giving agents a single view of the end-to-end tenancy journey. The timing is significant: local authorities have been handed new enforcement powers and £60m to pursue housing law breaches, while errors in documentation or licensing can expose landlords to fines of up to £40,000 or a two-year rent repayment order.

Pre-tenancy referencing and affordability checks are expected to carry greater weight under the new legislation. With court delays meaning Section 8 evictions can take up to a year to resolve in some areas, placing the right tenant from the outset matters more than it ever has.

The two platforms already share data through an existing integration, allowing agents to place tenants faster while giving landlords confidence that their property is managed compliantly. A further evolution of that integration, due in the coming months, will bring Goodlord's referencing, compliance, insurance, and tenancy progression services directly into Reapit's interface.

Agents will be able to move tenants through the full onboarding process, from affordability checks and offer stage through to document reviews and licensing requirements, without switching between systems.

Goodlord's fraud checks and tenant referencing tools reduce risk for landlords, while rent protection and guarantor services provide additional reassurance. Once a tenancy is agreed, contracts can be signed digitally and payments set up without manual back-and-forth.

Goodlord's own research underlines the scale of the problem the partnership is designed to address. Tom Goodman, managing director at the Goodlord Group, noted that 76% of agents say admin slows them down, while 63% say compliance is holding their business back.

"With the Renters' Rights Act increasing the pressure on accuracy and record keeping, that challenge is only growing," he said. "As Reapit's new strategic partner for tenant referencing and tenancy progression, we are in a prime position to address agents' biggest worries by bringing our services closer to Reapit.

Both companies described the agreement as the beginning of a longer-term working relationship, with further improvements to the integration planned as the lettings market continues to evolve.
