NHBC has expanded its commercial relationship with Leaf Living, a provider of single-family rental homes, as demand for professionally managed suburban housing continues to grow within the build-to-rent sector.

Leaf Living, founded by Blackstone Real Estate and Regis Group, operates a portfolio of more than 1,500 suburban rental homes and is on track to add further properties through what it describes as a controlled, design-led pipeline.

Its homes are EPC B-rated and come equipped with smart-home technologies, EV charging infrastructure and solar PV where feasible, alongside pet-friendly tenancy policies.

NHBC, the UK's largest new homes warranty and insurance provider, has a core focus on raising standards in home building and construction quality. The expanded partnership reflects a shared emphasis on quality delivery, with the build-to-rent sector attracting record investment of between £5.2 billion and £5.3 billion in 2025. Single-family rentals accounted for almost half of all activity over the period, according to Savills.

"The UK BTR market continues to evolve and demand for professionally managed quality rental homes will only grow," said Niki Kyriacou, sector lead for BTR at NHBC.

"Increasingly, consumers are expecting more of the rental sector and are understanding the benefits of institutional landlords. At NHBC, we're committed to supporting the UK BTR market as it expands and driving quality in home building."

"Leaf Living's core values of high standards and exceptional quality chime with our own, and as a key partner, we're committed to helping BTR providers build it right the first time, increasing investor confidence and helping them ensure construction excellence."

"Quality underpins everything we do, and NHBC's commitment to raising standards in the new build industry plays a crucial role in helping us deliver modern, professionally managed homes that families can rely on," said Will Montague, chief executive of Leaf Living.

"As demand for high-quality suburban rental housing continues to rise, this partnership gives us confidence that our growing pipeline of homes will meet the rigorous standards our residents expect. We're committed to building well-designed neighbourhoods where people can put down roots, and NHBC's expertise supports us in delivering long-term, sustainable communities."
