Molo cuts BTL rates by 12bps with two-year fixes now from 3.09%

Molo has reduced buy-to-let rates by 12 basis points across its standard and specialist ranges, with two-year fixed rates now starting from 3.09% for UK resident landlords.

Molo has announced that it has reduced rates by 12 basis points across its standard and specialist buy-to-let ranges, with changes taking effect immediately.

Standard BTL two-year fixed rates now start from 3.09%, with five-year fixed rates from 4.87%. Both are available to individual landlords and those borrowing through a limited company.

For landlords with more complex portfolios, Molo's specialist range covers holiday lets, HMOs, MUFBs, and new build properties. Two-year fixed rates on these products now open from 3.19%, with five-year fixes from 4.97%.

Larger HMO and MUFB properties attract no rate premium, including those with 12 or more rooms or units, a position Molo has maintained across its specialist range.

Rates on Molo's semi-commercial products are unchanged, holding from 5.65%. Overseas landlords are also unaffected by the latest movement, with non-UK resident rates available from 4.63% and expat pricing from 4.43%, both accessible up to 85% LTV.

"The latest reductions strengthen our support for brokers working across the buy-to-let market," said Martin Sims, distribution director at Molo (pictured).

"Whether placing straightforward landlord cases or more specialist transactions involving HMOs, holiday lets or larger portfolio borrowers, brokers can continue to access competitive pricing covering a broad range of client circumstances."
