GB Bank launches off-the-shelf buy-to-let and bridging range

GB Bank has introduced an off-the-shelf buy-to-let and bridging range for intermediaries, expanding beyond its traditional bespoke lending approach.

GB Bank has launched a core intermediary product range, giving brokers access to a set of off-the-shelf buy-to-let and bridging products for the first time.

The move marks a shift for the bank, which has built its reputation on bespoke, case-by-case lending. The new range provides intermediaries with a defined set of product options while the bank retains its capacity to handle more complex borrower profiles, assets and ownership structures.

The core buy-to-let range includes 2, 3 and 5-year fixed rates, with LTV options between 65% and 75%. Rates start from 4.94%, loans are available from £500,000 to £3 million, and brokers receive a 0.75% procuration fee. GB Bank's bespoke proposition continues to cover loans from £3 million to £20 million.

Affordability is assessed on the following basis:

125% interest cover ratio (ICR) for basic rate taxpayers, limited companies and SPVs
145% ICR for higher rate taxpayers
130% ICR for foreign nationals and expats
Top-slicing can also be considered

The core bridging range starts from 0.79% per month for residential properties and 0.99% for semi-commercial, with maximum LTVs of 75%.

Both ranges are open to first-time landlords, professional landlords, limited companies and SPVs. GB Bank will also consider houses in multiple occupation (HMOs), multi-unit blocks and mixed-use properties, including trusts and SPVs.

For foreign national and expat clients, the bank lends to worldwide residents, subject to exclusions, with no UK residency, minimum income or UK property ownership requirement. Bespoke loans remain available up to £20 million and 75% LTV for eligible cases.
