Foundation launches Green HMO product and cuts holiday let rates

Foundation has refreshed its buy-to-let mortgage range, reintroducing popular products, launching a new Green HMO option and cutting rates across its holiday let range.

Intermediary-only specialist lender, Foundation, has refreshed its buy-to-let mortgage range, reintroducing several popular products, launching a new Green HMO option and cutting rates across its holiday let range.

The lender announced the changes on 31 July 2026, bringing back its F1, £4£ remortgage and HMO two-year fixed products alongside a new HMO Green five-year fixed option.

Rates on the new and returning products start from 4.24% on the F1 two-year fixed £4£ remortgage product with a 4% fee, and 5.39% on the F1 Green five-year fixed with a 5% fee, giving brokers a wider set of specialist lending options to place landlord clients.

The full range available from today includes:

  • F1 two-year fixed at 75% LTV, rate of 4.84% with a 3% fee
  • F1 £4£ remortgage two-year fixed at 75% LTV, no additional borrowing, rate of 4.24%, 4% fee, free standard valuation and no application fee
  • F1 five-year fixed Green at 75% LTV, rate of 5.39%, 5% fee, free standard valuation and no application fee
  • HMO Green five-year fixed at 75% LTV, rate of 5.49%, 5% fee, £500 cashback and no application fee
  • HMO two-year fixed at 75% LTV, rate of 4.94% with a 3% fee
  • Holiday let two-year and five-year fixed at 75% LTV, reduced by 0.20%, now at 5.99% and 6.14% with a 2% fee

Foundation has also reduced rates by 0.20% on its F2 two and five-year fixed holiday let products with a 2% fee, with rates now starting from 5.99%.

Together, the changes are designed to strengthen the lender's buy-to-let proposition, giving brokers greater flexibility and a wider range of specialist solutions to support landlord clients.
