Firethorn has received Gateway 2 approval from the Building Safety Regulator for its Stratford PBSA development in East London, a key milestone that confirms the project’s design and construction meet critical safety standards under the Building Safety Act. This approval clears the way for full-scale construction, with completion planned for the 2028/29 academic year.
The 284-bed development will include 35% affordable student accommodation and is being delivered by McAleer & Rushe as part of Firethorn’s expanding Living portfolio. The site on Stratford High Street offers proximity to Queen Elizabeth Olympic Park and is within walking distance of UCL East and University of the Arts London, providing excellent access for students.
The development will feature shared study, social, and fitness spaces, alongside a ground-floor community area open to the public. Sustainability is a key focus, with the project targeting a BREEAM “Excellent” rating to ensure efficient building performance and long-term operational value.
“Securing Gateway 2 approval marks a significant milestone, enabling us to move confidently into the construction phase and continue expanding our PBSA platform in one of London’s most dynamic and well‑connected areas," comments Paul Martin, head of development at Firethorn.
“Working alongside McAleer & Rushe, we are proud to deliver modern, high-quality and sustainable accommodation in Stratford — a thriving Higher Education hub with exceptional transport links. This development will help meet the strong and growing demand from East London’s student population.”
Mark Diamond, senior director at McAleer & Rushe, added, “We look forward to progressing the scheme following this approval, which reflects the strength of the collaborative approach taken by the Firethorn and McAleer & Rushe project team. Our focus remains on maintaining the highest standards of building safety, quality and sustainability as works commence on-site, delivering safe, modern student accommodation in East London.”
The Stratford PBSA development forms part of Firethorn’s Living portfolio, which also includes projects in Hackney Wick and The Malt Works at Leith Walk in Edinburgh. The Gateway 2 approval ensures that the development aligns with regulatory requirements, providing landlords, investors, and lenders confidence in its safety, quality, and operational performance.
As East London continues to expand its student population, Firethorn’s Stratford PBSA development positions the developer to meet growing demand for high-quality, well-located accommodation. With Gateway 2 approval in place, the project sets a benchmark for safety, sustainability, and student living standards in the UK property market.
