Case study: Karis Capital arranges £5.5m refinancing for South East London industrial estate

Real estate debt advisory Karis Capital has completed a £5.5 million refinancing for a prominent property investor, helping secure a commercial investment loan for a large South East London portfolio.

The tailored financial solution enabled the client to move from a high street lender to a challenger lender, unlocking more flexible terms. This allowed the investor to raise additional capital and fund further acquisitions, expanding their portfolio significantly.

The returning client, an established property investor and landlord, required a bespoke facility to accommodate a 10-unit portfolio. Two units are operated directly by the client, while the remaining eight are let through an Operating Company and Property Company (OpCo-PropCo) structure.

Karis Capital’s director of commercial finance, Paul Debney (pictured), curated a facility that met the client’s specific needs. The refinancing covered two pre-existing loans: one under an OpCo-PropCo arrangement and the other a commercial investment loan.

Debney sourced a lender that provided full approval for an interest-only loan within seven days. The OpCo-PropCo refinancing was completed in four weeks, with the commercial investment facility finalised in six weeks.
