The average monthly rent across the UK rose to £1,369 in July, up 1.2% from £1,353 in June, according to the latest HomeLet Rental Index.
Compared with July 2025, when typical rents stood at £1,313, this represents an annual increase of 4.3%.
Excluding Greater London, average rents across the rest of the UK reached £1,170 in July — 1.1% higher than June's figure of £1,157 and 3.4% above the level recorded in July last year.
In the capital, average rents now stand at £2,207, up 1.2% on the month. Over the past year, Greater London has seen the strongest uplift of any region, with a 6% annual increase.
Across the UK, most regions recorded further rises in July, with eleven of the twelve posting month-on-month growth. Scotland saw the largest monthly movement, with rents up 2.6%, followed by the South East at 1.4% and both the North East and North West at 1.3%.
On an annual basis, Greater London leads the way with 6% growth, while the East Midlands is up 4.7%, Scotland has risen 4.1%, and the North East is 4% higher than in July 2025. Northern Ireland was the only region to see a monthly fall, slipping 0.5% compared with June.
"This month's data reinforces the picture of a market where demand for good-quality rental homes remains consistently strong," Mike Dawson, Head of Sales at HomeLet and Let Alliance, said:
