Alternative Bridging Corporation has launched a new subsidiary, Alternative Commercial Mortgages (ACM), extending its specialist property finance offering into longer-term commercial lending for brokers and their clients.
The new brand provides commercial mortgage products across commercial, semi-commercial and residential buy-to-let properties, available for purchase, refinance and capital raising. Terms run from five to 30 years, with loans available up to 75% LTV and a choice of fixed and discounted variable-rate options, including interest-only repayment.
Products and property types
ACM's lending covers a broad range of property types, including offices, industrial and warehouse units, retail and mixed-use premises, alongside residential investments. The products are aimed at property investors and commercial owner-occupiers looking for longer-term funding, with flexible underwriting intended to reflect the case-by-case approach Alternative Bridging Corporation has applied across its 30-plus years of lending.
Brokers will have access to a dedicated ACM portal for submitting and managing cases. A team of regionally based intermediary business development managers will work with brokers from application through to drawdown, providing a named point of contact throughout.
Simplifying commercial lending for brokers
"Commercial-term lending doesn't need to be complicated," said Jonathan Rubins, director and chief commercial officer at Alternative Bridging Corporation (pictured).
"Brokers can be faced with numerous product options and conditions, which can make it difficult to establish quickly what a lender can and cannot do for their client.
"We've designed ACM to remove as much of that complexity as possible. The proposition combines straightforward product options with flexible underwriting and clear communication, so brokers can get the answers they need and greater certainty from the outset.
"We're bringing the same practical, case-by-case approach that brokers know from Alternative Bridging into longer-term commercial lending. We want ACM to give brokers a simpler way to place commercial loans, backed by people who understand property and property finance and are on call whenever they are needed."
